Located in Winona, Mississippi, at the crossroads of I-55 & US 82.  Strategically situated in North Central Mississippi.  Great area, superior economic environment for further development.  Plant is in designated industrial area on 7+/- acres with 19+/- acres available.

New 70 X 40 Cooler, Ammonia Refrigeration, Tax Advantages for new owner, Approximately 20,000 sq. ft. -80% refrigerated.  Plant has been used as smoked meat facility.  USDA inspected w/(2) 12-Truck Direct Gas Fired Smokehouses, 5,000LB FPEC Vacuum Tumbler & Rail System for smoke trolleys.  Excellent labor supply.

Plant has been producing smoked pork offal, smoked turkey parts, dry salt bellies & fat back.  Several major warehouses & distributors in Mississippi, Alabama, Louisiana, Arkansas, Tennessee, Georgia and Florida.  Plant is totally intact and ready to go back to work.

Since Pioneer was purchased by the current owners, it has been operated as a cold storage warehouse and as a tray packing facility.  It consists of 27+/- acres located across from old Illinois Central depot in Grenada, Mississippi.  It is easily accessible to I-55, US 51 and is only 20 miles from US 82.  It is almost exactly halfway between Memphis, Tennessee and Jackson, Mississippi and midway  in North Central Mississippi between Greenville, Mississippi and Columbus, Mississippi.

It is Ammonia Refrigerated, contains (5) Docks, three of which are immediately accessible to the freezers.  50,000 +/- square feet, all refrigerated except the kill floor area.  Most of the interior walls are tile glazed brick.  The 2 freezers are as follows:

  **Large Freezer contains ample room for 22 loads of product.

  **Smaller Freezer will hold 8 loads of product

  **The backside of the small freezer is a blast cell that will hold 3 loads of product

  **When fully operational, the blast cell will take product to -10º in 48 hours or less

The industrial climate in Grenada, Mississippi is very conducive to economic development and tax incentives are available.  Work force is reliable and plentiful.  Out buildings consist of:

  **One large shop building for truck service

  **The former rendering plant

  **Wooden cooler for salted hide storage

None of these structures are adjoining the main building.  Property has a lagoon with overflow going into the city sewage.
